Electronics will break down a lot more quickly, so you need to be certain that you take good care of them, keep them in cases, and clean them when necessary. If you have a lot of electronics, you may want to look at a villa a little further away from the beach.

The fact is, if you live in a beachfront home in paradise then you’re going to have family and friends who are going to want to come out and visit you all of the time.

Chalk Sound

Luxury condos, luxury homes, and luxury apartments have started to sprout up throughout this part of the island. Single persons who are looking for oceanfront property may find this to be a great investment.

Parrot Cay

Parrot Cay is a private island well-known for its spectacular beach, exclusive real estate, and COMO Parrot Cay, which is a beautiful resort that is well known for its amenities, like top concierge service, Wi-Fi, and other island paradise must-haves. There are also villa rentals if you just want to visit. Found north of Provo, this beautiful island has some of the most untouched private beaches in the world.

In terms of real estate, if you’re looking for ultra-luxury homes and beach villas, Parrot Cay is the place to go. Celebrities like Christie Brinkley and Keith Richards own property in Parrot Cay, and you may be in a position where you’re lucky enough to see them if you decide that Parrot Cay will be your home in the TCI.

Bambarra (Middle Caicos)

Bambarra is one of 3 settlements in Middle Caicos; the other two are Lorimers and Conch Bar. While Middle Caicos is the least developed island in Turks and Caicos, this grants individuals the opportunity to build their luxury villa with a private pool, tucked away in paradise.

Beachfront land is plentiful and it’s some of the most affordable land for sale in the Caribbean. While that will likely change as people discover what a gem this area is, it’s well worth looking into Bambarra, along with the rest of Middle Caicos.

Grace Bay Beach

Grace Bay Beach is considered the best beach in TCI (and maybe even the world!), and it’s becoming more and more popular all of the time. It is filled with white sand and it is bordered by almost unrealistically turquoise waters. A popular tourist destination, it’s luxury real estate is some of the most expensive in this area.

As you would expect, you’ll interact with a lot of tourists if you choose to call Grace Bay Beach your home. There are hotels and resorts along the entire beach, along with condos and apartments for sale. If you don’t want to live right in the middle of Grace Bay, Leeward isn’t too far and it’s not quite as busy.

Salt Cay

Lastly, Salt Cay is the smallest “main” island in Turks and Caicos, with only about 6.7 square kilometers of land. This is on the south-eastern part of the archipelago (near South Caicos) and has a weather-beaten landscape due to its position facing the tradewinds.

If you’re looking to be away from the tourists and busyness of some of the other main islands, then Salt Cay is a lovely consideration for residential property. There are no paved roads, a handful of cars, a couple of restaurants, and a domestic airport. It’s peaceful, which makes it a solid choice for those who want to find quiet Turks and Caicos beachfront villas.
